Rental registration is required for any residential property that is rented or leased .

Arizona law requires property owners to register basic information about the property with the County Assessor so cities and towns can enforce housing and safety standards.

You must register any residential property that is used only as a rental. This is separate from recording an Affidavit of Property Value. To register, complete the Residential Rental Property Registration form or search for your parcel on the Assessor’s website and select “Register Rental.”

You can register in two ways:

If you need help, call 602 506 3406.

On the Assessor’s Office’s homepage in the parcel search bar, enter one of the following:

  • Parcel or account number (no dashes)
  • Street address (street number, direction, and street name; no street type)
  • Exact ownership name as recorded

If you search by address or ownership name, select the parcel number that appears. After you open your parcel, select "Register Rental," which will take you to the online portal login page. Choose "Not a Member" to create an account and begin the rental registration process.

If you need help, call our office at 602 506 3406.

If the property is no longer being rented, email the Assessor’s Office at [email protected] and request that the rental registration be removed.

Arizona law dictates that a residential rental property’s legal class is based on who lives in the rental.

  • Class 3.2 – The property is occupied by a qualified family member as their primary residence.
  • Class 4.2 – The property is occupied by renters who are not qualified family members.

A qualified family member includes only:

  • A natural or adopted child or grandchild
  • A stepchild
  • A parent or grandparent
  • A stepparent
  • A child in law or parent in law
  • A natural or adopted sibling

If a property owner does not live in Arizona, they must list a designated agent who lives in Arizona and can accept legal notices on his/her behalf.

Also, regardless of where it’s organized, business entities must list both the name of the ownership entity and a principal of the entity, such as:

  • Corporate officer
  • General partner
  • Managing or administrative LLC member
  • Trustee
  • Officer or general partner of a real estate investment trust
No, registering a rental does not change the assessment ratio. However, Class 4.2 rentals do not qualify for the State Aid to Education Tax Credit, which may increase your tax bill.
The Assessor’s Office maintains rental registration records, but cities and towns handle code enforcement. If you believe a rental is not properly registered, contact the municipality where the property is located.

On the Assessor’s Office’s homepage in the parcel search bar, enter one of the following:

  • Exact name of the property
  • Parcel number (no dashes)
  • Street address (street number, direction, and street name; no street type)
  • Exact ownership name as recorded
  • Agent name
  • Subdivision

Select the correct parcel and scroll down to Valuation Information. Review the Legal Class.

  • Class 4.1 – Not a registered rental; does not qualify for State Aid (ex: secondary home)
  • Class 4.2 – Registered rental property
If your mailing address, contact information, or designated agent changes, submit a new registration with the updated information. A designated agent is only required if you live outside Arizona.
